Most decks we replace look fine from above and are failing underneath: rotted joists, corroded hangers, footings that were never right. When repair stops making financial sense, replacement is the honest recommendation, and we say so in writing.
We demolish the old structure, haul it away, and rebuild from the framing up: new footings where needed, modern hardware and flashing, then the decking you choose. Stairs and railings are their own structures and are always quoted as separate lines, never folded into the deck price.
